Tyler Perry built one of Hollywood’s most unusual fortunes by owning the ground he works on, from the studio lot he carved out of a former army base in Atlanta to the private retreats where he went to get away from it. Now the filmmaker behind Madea is selling the retreats. His mountain estate in Jackson Hole, Wyoming, has just become cheaper, days after reports that he bought a gated mansion in Puerto Rico, where he plans to live with his young son.

Taken one by one, the listings are celebrity real estate. Taken together, they map a man rearranging his life around an island. Perry has put his best-known homes in the American West up for sale, and he describes the shift as personal: he wants to work less. The deals suggest he is moving the business to a new address rather than leaving it.

The Wyoming retreat has not sold at its first price

Perry first asked $39.5 million for the Wyoming property in June. The new asking price is $36 million, a cut of $3.5 million, as Realtor.com first reported and MarketWatch later carried. The estate covers 37.62 acres with access to the Snake and Gros Ventre rivers, a few minutes from the restaurants, golf courses and ski slopes around Jackson’s Town Square.

The main log house, built in 2019, has 10,988 square feet and seven bedrooms, and a two-bedroom guest house takes the total to about 12,050 square feet. The listing sells mountain-lodge comfort: wood-burning fireplaces, a home theater, a gym and a bar with saddle barstools modeled on the town’s famous Cowboy Bar. Outside there is a pool, a hot tub, a gas fire pit and a gazebo. Tom Evans and Ashley Diprisco of Jackson Hole Sotheby’s International Realty hold the listing with Phil Stevenson of The Clear Creek Group.

Beverly Hills is for sale too

Wyoming is not the only sale. At the end of September Perry listed his Beverly Hills estate for $57 million, a Mediterranean-style mansion of about 24,500 square feet on 22.5 acres. He bought the land in 2004 for $4.3 million and finished the house in 2012. Prince Harry and Meghan Markle lived there in 2020 after stepping back from royal duties. Santiago Arana of The Agency, who has the listing, has said Perry is “spending less and less time” in California. After the Wyoming cut, the two homes now ask a combined $93 million.

Puerto Rico will be a home and a production base

The Puerto Rico purchase, first reported by TMZ, cost more than $30 million, although the exact price has not been disclosed. The house was built in 2021 inside a gated community and has about 14,475 square feet, five bedrooms and 10 bathrooms on close to an acre and a half, with a private theater, a resort-style pool and a gym.

Perry, 57, announced the move in September on Today with Jenna & Sheinelle. “Yep, moving to Puerto Rico at the top of the year, and I’m pulling back a whole lot,” he said, adding that age had changed his priorities: “It’s time to slow down a bit, enjoy more time with my son and just take it all in.” He shares his son Aman, 11, with his former partner Gelila Bekele.

Slowing down is not the same as stopping. People close to Perry told TMZ that he intends to open a production office on the island and shoot projects there, although no timeline or titles have been announced. His output has not dipped. Recent Netflix releases include Why Did I Get Married Again? and Doing Life, and his series Beauty in Black on Netflix and Duplicity on Prime Video have kept his name on streaming menus.

Nothing suggests he is selling everything. No listing has appeared for his large estate near Atlanta, the city that is home to Tyler Perry Studios and where his empire was built.

Perry once bought an army base so he could make films on his own terms. Now he is discounting a mountain so he can work less, and the cameras are coming with him to the island.
